I’ve spent nearly 20 years in property, starting as a sales negotiator, working up to branch manager, then moving into listing and valuation before becoming a residential surveyor. That journey means I’ve experienced the property market from every angle, not just the structure of a building.

In 2020 I qualified with a Level 6 Diploma in Residential Surveying and Valuations, achieving AssocRICS and joining an established surveying business, where I built my surveying experience across Derbyshire and Nottinghamshire.

    What does a RICS Level 2 Survey actually cover?
    The surveyor carries out a visual inspection of all readily accessible
    parts of the property—inside, outside and in the roof space. You’ll get
    condition ratings for major elements such as walls, roof, windows, damp,
    services, and any urgent defects, plus photographs to illustrate key
    issues. The report is written in plain language, so you can see at a
    glance which repairs need immediate attention and which are minor.
    (Ideal for homes that appear to be in reasonable condition and built
    with conventional materials.)
    Does the Level 2 Survey include a market valuation?

    A valuation is optional. If you add it at the time of
    booking, the surveyor will provide an independent market value and an
    estimate of the property’s reinstatement (re-build) cost for insurance
    purposes. If you only need the condition report, you can omit the
    valuation and save on the fee.

    How long will the inspection and report take?

    The on-site inspection usually takes 1½–3 hours,
    depending on the property’s size and accessibility. We aim to send your
    full RICS report within 2–3 working days of the visit, so
    you can make quick, informed decisions.

    Is a Level 2 Survey suitable for every home?

    It’s best for conventional, modern properties in reasonable condition. If
    the house is very old, heavily altered, listed, or you already suspect
    significant structural issues, a more detailed RICS Level 3 (Building) Survey is
    advisable because it offers a deeper inspection and advice on repairs and
    maintenance.
